To utilize Lonoke County Title Search and achieve the utmost benefit from your research, please read the following instructions. To Research by Name: ENTER THE LAST NAME, THEN A COMMA AND A SPACE THEN THE GIVEN NAME AND A SPACE THEN THE MIDDLE NAME OR INITIAL WITH AN ASTERISK (*) For example: MCDOUGLAS, MICHAEL RICHARD An asterisk (*) may be used when the complete first name and/or the middle initial is not known. For example: MCDOUGLAS, M* or MCDOUGLAS, MICHAEL* or MCDOUGLAS, MICHAEL R* Company names are posted as: OLD STATE BANK NOTE: You are advised to search all possible spelling variations of names in order to maximize your search results. To Research by Legal Description: Legal Descriptions are posted as follows: Platted property by: Lot Block Subdivision Name Acreage by: Quarter-Quarter Section Township Range i.e.: NENW 20 3N 9W or N2NW 20 4N 9W The smallest searchable area in acreage is by Quarter-Quarter (40 AC). There are many unrecorded subdivisions in the County. Please be sure to check the Subdivision name and/or the acreage description. If there is NOT a Lot Number on the document, but it has an identifier as to the subdivision name, then the Lot number will be posted as PT OF for part of. The Subdivision name is shown in the drop down list as: Subdivision (unrecorded). In the event that a recorded subdivision has more than one Phase and there is not a duplication of Lot numbers, all Lots will be filed by the same Subdivision Name. If there is a duplication of Lot Numbers, then the Lot will be filed under the Subdivision Name and Phase, as shown in the drop down list. Abbreviations used in posting and in Land Comment section: Mortgage MTG also known as A/K/A Book BK formerly known as F/K/A Page PG now known as N/K/A Document DOC on behalf of O/B/O Instrument INST in the matter of ITMA The area above reflects the Certification Dates and Credits available for use. These numbers are based on the package (s) you have purchased. The number of searches, view docs, and view details indicate the totals unused. In each session, as searches are preformed, a tab labeled Saved Search will appear. A maximum of five (5) searches will remain retrievable until the session is terminated or you are prompted to delete a search. You may delete any one or all of the searches as you choose. This feature is helpful when needing to revisit a search for additional information. NOTE: Only one search area or section is required to be filled in for retrieval of information. After entering the search criteria in the area or section you wish to search, submit your request by clicking the “Search Titles” button, located at the top and at the bottom of the page. RECORDING INFORMATION: The only time you are required to enter any information in this area, is when you are retrieving a specific document by the document information. The only instruments available for Appraisers, Bankers and Realtors are the Real Estate Documents which will be under RECORDING or PLAT. Book Type: Drop down list of book types to choose from. Book No: Enter in number of book (numeric) i.e.: For Book Number 45 enter 45; for Book 415 enter 415. Page No. Enter in page number (numeric) i.e.: for page12 enter 012 for 518 enter 518 Instrument No. Enter in Instrument No. (i.e.: 1999-XXXXX NOTE: Book type for this field: Recording). DOCUMENT INFORMATION: Instrument Type: Not required. Grantor: List last name, first name (i.e.: Smith, John or Smith, J*). Grantee: List last name, first name (i.e.: Smith, Jane or Smith, J*). Parties: Will retrieve all documents executed by the name researched regardless if a Grantor or Grantee. Note: See instructions above about partial names, using the wildcard * and for using correct punctuation. SEARCH BY SUBDIVISION: Lots: Enter Lot numbers or letters (i.e.: 1, 1A, 4) In the case of more than one number to search, use a comma for numbers not in sequence number (1,5). Lot Ranges: Enter Lot numbers or letters in range separated by a double dash (1--5). Block Enter Block numbers or letters (i.e.: B, 1, 7) In the case of more than one number to search, use a comma for numbers not in sequence number (B, 1, 7). Block Ranges: Enter Block numbers or letters in ranges separated by a double dash (1--7 or A--C) . Subdivision: Drop down list to choose from. If a Phase is not listed, all Phases are included. City: Not Required or searchable. Parcel: Parcels numbers are listed on some properties however they are not verified and therefore not a search function of the program. SEARCH BY ACREAGE: The smallest searchable area in acreage is by Quarter-Quarter (40 AC). Quarter: Enter in Quarter i.e.: NWNE or for more than one quarter use semi colon to separate i.e.: NWNE;SENE or you may enter N2NE for the NENE;NWNE Section: Enter in Section (numeric) i.e.: 16 Township: Enter Township, (numeric alpha ) i.e.: 4N Range: Enter in Range, (numeric alpha) i.e.: 10W
RELATED DOCUMENT: Using the drop down feature, select the Book Type: Deed, Mortgage, Recording etc.. Once the selection is made, enter the Book number, the page number or Instrument number in the appropriate box. Select Search Titles. The result will return any document which has the corresponding document number that was entered on a related document. The only documents available for Appraisers, Bankers and Realtors are the Real Estate Documents which are located under RECORDING or PLAT. COURT CASE INFORMATION: Court Case No.: Enter the Type of Court and then the Case number (i.e.: CR 2000-001 or CV 2001-001 or E 1999-001 or DR 2002-001). This will retrieve any available document scanned into this data base. NOTE: This feature is available to Attorneys and Title Searchers only.
